
The Cowlitz County housing market continues to show resilience through the first quarter of 2025, with an increase in new listings, home sales, and average prices. While mortgage rates remain steady at 6.76%, buyers are adjusting to the current financial landscape and jumping back into the market.
So far this year, 299 new listings have hit the market, marking a 21.5% increase compared to last year. Buyer activity remains strong, with 268 pending sales (+21.3%) and 217 closed sales (+13.6%). Homes are spending slightly more time on the market, averaging 61 days, up 19.6% from last year. Home prices continue to rise, with the average sales price reaching $447,135, a 10.0% increase year-over-year. The median sales price has climbed to $415,000, up 10.7% from 2024.
On a broader economic scale, bond markets are improving despite inflation concerns, but mortgage rates are still unlikely to drop unless key economic factors shift. Consumer spending is slowing, and upcoming labor market data will be critical in determining the direction of interest rates. Buyers who have been waiting on the sidelines are realizing that rates may not drop significantly anytime soon and are moving forward with their home purchases.
